6 Signs It’s Time for a Roof Replacement

There are some signs that are going to be more obvious than others. Finding these problem areas will save time and money when it comes to roof replacement.

1. Moisture and Leaking

Moisture and leaks are a sure-fire sign it’s time for a roof replacement. Once water gets into your attic and starts to seep down, it is damaging more than just your roof.

Damp patches, peeling paint or wallpaper, musty smells, water stains on the walls or the ceiling, all of these are signs there is a leak in your roof. Call your roofer and have them inspect your attic.

2. Sagging Roof

If you can see large pockets where your roof is sagging or collapsed, it’s a sign it’s time for a roof replacement. All too often, these damages are too far gone to be repaired.

This happens when the beams or boards have rotted away due to excessive moisture. You may be able to see these pockets from your own yard, or across the street.

3. Mold and Mildew

A good sign it’s time for a roof replacement is the appearance of mold. You will likely smell it before you see it. These issues are also caused by trapped moisture under your roof.

You can start by removing the mold but it is recommended you get a roofing contractor in to inspect it and see how deeply the damage goes. Mold and mildew are difficult to get rid of.

4. It’s Old

A roof is made to last, but not all roofs are alike. Many roofs take a hard hit from severe weather which can shorten their lifespan. If you have an older home or recently came into one, get the roof inspected.

Another factor is the material it is made out of. Shingles, clay, metal roofs all have their benefits but not all stand up to the elements the same. But regardless of the material, once your roof reaches a certain age, it should be replaced.

5. Missing Pieces

Have you been noticing pieces of your shingles, boards, granules, or any other part of your roof or its support broken or missing, this is definitely a sign it’s time for a roof replacement.

The shingles will start to disintegrate after a while, and the support boards, gutter guards, or other parts of the roof coming down can actually be a sign of real problems.

6. Higher Energy Bills

Your energy bills may be much higher if you are losing all your heat or air conditioning out the roof. This is an indication there may be leaks, the insulation is shot, or both.

Having your damaged roof replaced will save you a lot of money on your energy bills, repairs, and future disasters. Don’t pay to heat or cool the outside of your home.
